What is a re-roof?

A re-roof means stripping your existing roof covering back to the rafters and rebuilding it with a new breathable membrane, new battens, and either new tiles or slates or carefully reclaimed ones. It’s the right answer when the problem is the whole roof rather than one area.

We’ve carried out re-roofs across Lincoln and Lincolnshire since 1980, on everything from terraced houses near Monks Road to large Victorian villas, churches and commercial buildings.

Signs your roof may need replacing

  • Repeated leaks in different places
  • Tiles or slates slipping across the roof, not just in one spot
  • Nail fatigue on old slate roofs, with slates hanging loose
  • Perished or missing felt when viewed from the loft
  • A sagging roofline
  • Porous, flaking or spalling tiles
  • Daylight visible through the roof from inside the loft

If only part of the roof is affected, a roof repair may be all you need. We’ll tell you honestly.

How we carry out a re-roof

  • Survey and quote. We inspect the roof, including from the loft, and give you a free written quote.
  • Scaffold. Safe, proper access is erected before any work starts.
  • Strip. We remove the old covering, setting aside any tiles or slates worth reusing.
  • Timber check. We check the rafters and replace or strengthen any damaged timber.
  • Membrane and battens. New breathable membrane and new, correctly gauged battens go on.
  • Cover. We lay new or reclaimed tiles or slates, with new lead valleys, flashings and soakers.
  • Finish. Ridges, hips, verges and ventilation are completed, with new fascias and guttering if needed.
  • Clean up. We clear the site, remove the waste and hand over your 25-year written guarantee.

Re-roofs across Lincolnshire

As well as Lincoln, we carry out re-roofs in North Hykeham, Sleaford, Newark, Gainsborough, Market Rasen, Horncastle, Wragby and villages across the county.

How much does a re-roof cost?

Every re-roof is priced individually. The main factors are the roof’s size and pitch, the materials, the scaffolding, how many existing tiles or slates can be reused, and the condition of the timbers underneath. We give you a free written quote with no hidden extras. Our prices are always fair and reasonable.

Roofers Lincolnshire: Your Questions Answered

Answers to the questions we get asked most by homeowners across Lincoln and Lincolnshire.

What's the difference between a re-roof and a new roof?

A re-roof replaces the covering on an existing roof structure. A new roof usually means a brand-new structure, such as on a new build or extension. We do both. See new roofing.

Can you reuse my existing slates or tiles?

Often, yes, particularly with good-quality natural slate and clay tiles. Reusing them keeps the character of the property and can reduce costs. We’ll tell you honestly how much is reusable.

How long does a re-roof take?

Most house re-roofs take one to three weeks, depending on size, complexity and weather. The roof is kept weathertight every night.

Do I need to move out during a re-roof?

No. Almost everyone stays at home during a re-roof. We’ll keep the house weathertight throughout.
